Water damage and hardwood floor drying for Miller homes in Oklahoma City

A wood floor that has lasted since the house was built is worth drying, not tearing out. We extract the water, dry the boards in place and rebuild only what cannot be saved.

Quick answer

We dry and repair water damage in the Miller neighborhood from our West Memorial Road office, with calls answered 24/7. The Miller's Boulevard Historic District holds more than 600 resources, mostly Tudor Revival and Craftsman houses built from the 1910s through the early 1940s, and homes of that era often still have their original wood floors.

About Miller

Six hundred historic resources along May Avenue

The Miller's Boulevard Historic District is bounded by NW 16th Street, Villa Avenue, May Avenue and the alley south of West Park Place. The Oklahoma Historical Society counts more than 600 resources there, mostly Tudor Revival and Craftsman houses built from the 1910s through the early 1940s. The neighborhood and Miller Boulevard take their name from landowner George M. Miller.

Houses from that span were commonly built with solid hardwood floors, and their plumbing has usually been updated piece by piece. When a supply line or water heater fails, water runs under baseboards and into the gaps between boards. Solid wood takes that water in, swells across its width and cups, with the edges standing higher than the centers.

Time decides how much can be saved. The EPA advises drying water-damaged areas and items within 24 to 48 hours to prevent mold. Boards dried promptly with mats and dehumidifiers often flatten enough to sand and refinish, while floors left wet for days tend to buckle, grow mold underneath or lift off the subfloor.

What we see here

Water problems we see in Miller houses

Cupped and crowned wood floors

Cupping means the boards are still wetter on the bottom than the top. Sanding them flat too early leaves crowned boards once they finish drying. We dry from below and above, track the readings and refinish only when the wood and subfloor match.

Hardwood Floor Drying

Water heater and supply line failures

In older houses a water heater may sit in a closet off a hallway or kitchen, so a tank failure soaks finished floors quickly. We shut off the supply, extract, set drying equipment and check nearby walls and cabinets for water that wicked upward.

Appliance Leak Water Damage

Soft spots and rotted subfloor

A floor that flexes near a tub, toilet or kitchen sink usually means a slow leak rotted the subfloor beneath it. We open the floor, cut out rotted sheathing, sister any weakened joists and lay new subfloor before the finish floor goes back.

Miller sits along May Avenue, and from our West Memorial Road office we come south to it like any other central city call. The phone is answered around the clock.
