A contents pack-out in Oklahoma City is used when a house needs heavy work, such as tear-out, smoke cleaning or a long dry-out, and the belongings cannot stay in the rooms. Every item is photographed and logged, packed by room, cleaned if it was damaged, stored, and returned room by room when the rebuild is done.
Why moving your things out is part of the repair

Smoke cleaning, drywall tear-out and drying all go faster in an empty room, and your things stay out of the dust. Belongings that took smoke or water also need cleaning, which is easier to do well in a controlled space than in a house under repair.
Each box gets a label with the room and a number, and each item gets photographed and listed. Damaged items are tagged as cleanable or not, and anything you want saved regardless of cost is flagged so it gets handled separately.
The inventory matters twice. It tells you exactly where everything is, and it gives your adjuster an itemized list for the contents part of a claim. We also note what you take with you, like medications, documents and work laptops, so nothing gets counted twice.
What adds to the cost of a pack-out
Pack-out pricing follows volume, handling and time in storage. These are the parts that move it most.
- How much is in the house. More rooms and fuller rooms mean more boxes, labor and storage space.
- How many items need cleaning. Clean items are packed and stored. Damaged items add cleaning time.
- Cleaning method. Hand wiping is quick. Ultrasonic cleaning and fabric treatments take longer.
- Specialty items. Pianos, safes, artwork and large electronics need extra handling or specialty movers.
- Length of storage. Storage runs as long as the rebuild, so a longer repair means a longer storage bill.

These are planning ranges from national cost guides, not our quote. The price for your house depends on the factors above, and we give you a written scope before repair work starts.
A pack-out has three stages. Each one carries its own risk of loss or damage if it is rushed.
Pack-Out and Inventory
We pack room by room, photographing items in place first so the move-back can recreate each room. Fragile pieces get wrapped separately. Electronics are photographed with their cables before they are unplugged. Items with obvious damage are kept apart from clean ones, so smoke odor or moisture does not spread through the boxes on the way to storage and settle into things that were fine. Every box is sealed and numbered.
HomeAdvisor puts removing damaged items at $50 to $100 per pound and gives no separate pack-out price.
Cleaning Soft and Hard Goods

Hard goods like dishes, decor, furniture frames and tools are cleaned by hand or in ultrasonic tanks, which reach crevices a cloth cannot. Soft goods like clothing, bedding and drapes go through cleaning methods chosen by fabric and residue type. Items that cannot be cleaned are listed with photos before disposal, so they stay on the record for you and your adjuster, along with their approximate age and where they were kept.
Storage and Move-Back
Packed and cleaned items go into secure storage, sorted by room. When the rebuild is done and the house has had its final cleaning, we bring everything back and set it up using the photos from the pack-out. You check items off against the inventory as they come in, and anything missing or damaged gets noted on the spot, while the crew is still there to track it down from the storage log.
Some things in the house are older than the house
Oklahoma City sprang into existence on April 22, 1889, and in a city with that much history behind it, a pack-out often turns up things that were around long before the house they sit in: quilts, photographs, family papers, a dresser that came from a grandparent. Those cannot be replaced with a check. We ask about them first, pack them separately from everything else, and clean them with the gentlest method that works, even when a faster one would be cheaper.

How a pack-out runs from the first box to move-back
- We walk the house with youWe note what you are taking, what is irreplaceable and what took damage.
- We photograph and packItems are photographed in place, logged, packed and labeled by room and box number.
- We clean what was damagedHard and soft goods are cleaned by method, and unsalvageable items are documented.
- We store by roomBoxes go into secure storage sorted by room, so nothing gets lost in the shuffle.
- We bring it all backAfter the rebuild, items return and get set in place, checked against the inventory.
How long your belongings are usually out of the house
Packing a typical house takes a day or two, and cleaning runs alongside the repair. Storage lasts as long as the rebuild, which can be a few weeks for a smoke cleanup or several months after a larger fire or water loss. Move-back usually takes a day or two once the house is ready, and you can ask for single items in between.
Pack-out questions homeowners ask before the boxes come
No. You should take the personal items you will need while the house is under repair: medications, documents, chargers, work equipment and a few days of clothing. Tell us what you took so the inventory stays accurate.
Yes. Because every box is numbered and listed, we can find a specific item and get it to you. Give us a day's notice so it can be pulled from storage without unpacking everything stacked around it.
They are photographed, listed with a description and kept apart until you and your adjuster have what you need for the claim. Nothing gets thrown out without your approval, even items that are clearly ruined.
Many homeowners policies cover pack-out, cleaning and storage as part of a covered loss, but coverage varies from policy to policy. You decide whether to file. If you do, the itemized inventory goes straight to your adjuster.
Most smoke-exposed clothing comes back without odor when it is cleaned with methods meant for smoke residue. Heavily exposed synthetics and leather are harder, and we tell you which items may not fully recover before cleaning them.
